How Seller's Stamp Duty works

SSD is a tax paid by the sellerwhen residential property is sold within the holding period — designed to discourage short-term "flipping". It applies regardless of whether the sale made a profit, and is charged at one flat rate (not tiered) on the higher of the sale price or market value. For property bought on or after 4 July 2025 the holding period is 4 years: 16%, 12%, 8% and 4% for sales within 1, 2, 3 and 4 years respectively, and 0% after 4 years.
