What is the RES exam?+
The Real Estate Salesperson (RES) examination is the licensing exam administered for the Council for Estate Agencies (CEA) that you must pass to become a registered property agent in Singapore. It has two papers covering Competency Units 1–4.
What is the RES exam format and pass mark?+
Each paper has Section A (60 multiple-choice questions) and Section B (20 case-study multiple-choice questions), sat over 2 hours 30 minutes. You need at least 60% in each paper to pass.
How hard is the RES exam and how long should I study?+
The RES exam has a reputation for a demanding pass rate, mostly because of its breadth — land law, contract, agency, regulation, AML, taxes and finance. Most candidates study for several weeks; consistent timed practice and full mock exams are the most reliable way to get exam-ready.
Are these real past exam questions?+
No — and that's by design. CEA does not release past papers. Every question here is original study material written to match the public CEA syllabus in topic, style and difficulty, so it's both effective and fully legitimate to use.
Does this cover both Paper 1 and Paper 2?+
