RES Course Providers in Singapore: The 2026 CEA-Approved List

Before you can even register for Singapore's RES exam, you must complete a compulsory RES course with a CEA-approved course provider and earn a Certificate of RES Course Completion. This guide lists every approved provider for 2026, explains what the course covers, what to look for when choosing — and the part most people underestimate: how to actually pass both papers once the course is done.

Do you have to take an RES course?

Yes — it's mandatory. Every aspiring salesperson must complete the RES course (a minimum of about 65 hours) run by a CEA-approved provider and attend at least 75% of it to receive the Certificate of RES Course Completion, which is required to register for the exam. You cannot skip the course and self-study straight to the paper. What you can do is pick the provider that best fits your schedule and budget — the syllabus is standardised by CEA, so the core content is the same wherever you enrol.

These are the providers currently approved by the Council for Estate Agencies (CEA), verified against CEA's official list. One important change: the Institute of Estate Agents (IEA) is no longer a CEA-approved RES course provider as of 1 January 2026.

How to choose a provider

Because the content is standardised, the differences between providers are practical, not academic. Weigh these:

• Fee — typically around S$600–S$1,000, depending on provider and format. Confirm the current price directly.
• Schedule — weeknight, weekend, or full-time crash formats. Pick what you can realistically attend (you need ≥75%).
• Format — fully in-person, online, or hybrid.
• Trainer track record & reviews — a clear, engaging trainer makes the dense Paper 1 law far easier to absorb.
• Revision support — some providers include recap or revision sessions before the exam.
• Location— convenience matters when you're attending 65+ hours around work.

The course teaches — practice is what passes you

Here's the gap that catches people out. The course delivers the content in ~65 hours, but the exam tests whether you can apply it under time pressure — especially the Section B case studiesand the numbers (stamp duties, TDSR, HDB rules). Almost everyone who fails did so for the same reason: they read and attended, but didn't practise enough. Retention comes from active recall, not re-reading notes.

What happens after the course

With your Certificate of RES Course Completion, you register for the exam and sit both papers. Each paper runs 2 hours 30 minutes (Section A: 60 MCQs; Section B: 20 case-study MCQs), you need 60% in each, and you must pass both papers within two years of passing your first.
