TDSR vs MSR

TDSR (Total Debt Servicing Ratio) caps your total monthly debt repayments — home loan, car loan, credit cards and more — at 55% of your gross monthly income. MSR (Mortgage Servicing Ratio) applies only to HDB flats and Executive Condominiums and limits the housing loan repayment to 30% of gross monthly income; where both apply, the lower cap governs. Banks also assess loans against a stress-test interest rate, so the amount you actually qualify for may be lower than this estimate.
